A hotel for sale is news for the team, the guests and the competition. That is why most are sold without being listed, among a small number of buyers: hotel groups, operators, funds and family offices. This is how we handle hotel sales in Spain.

Why off market

It becoming known that a hotel is for sale can affect bookings, staff and the relationship with the operator. In an off-market sale the deal is studied discreetly, only with qualified buyers and under a signed confidentiality agreement.

How we work

A clear mandate with the owner and an anonymised presentation: broad area, category, number of keys and type of deal, with no trading name or data that identifies the hotel. Interested parties sign confidentiality before receiving the full dossier.

We work with hotel operators, hotel groups, funds and private investors, for city hotels in the main cities and leisure hotels on the coast and the islands, operating or to be repositioned. We support the due diligence and the negotiation through to completion.

What a buyer needs to value it

Licence and category, number of rooms, areas, building condition, the operating accounts for recent years and the type of agreement with the operator (management, lease or owner-operated), if any. With that we prepare a first reading of value and of likely buyers.

We always distinguish between confirmed data, hypotheses and estimates pending due diligence.
