Why off market

A listed building loses negotiating value: the whole market knows it is for sale, at what price and for how long. In an off-market sale the information reaches qualified buyers only, under a signed confidentiality agreement, and the owner decides at every stage who sees what.

It is also the way to protect tenants, staff and the relationship with neighbours while the deal is being studied.

How we work

A clear mandate with the owner, signed confidentiality with every interested party and an anonymised teaser, with no address or data that identifies the asset, to test interest before the full information is opened.

We present the building to buyers we already work with: institutional investors, family offices and operators looking for residential, income-producing, refurbishment or change-of-use buildings. We support the due diligence and the negotiation through to completion.

What we need to value it

Land registry extract, floor-by-floor areas and uses, tenancy situation (leases and rents, if any), licences, building condition and any technical report available. With that we prepare a first reading of value and of likely buyers.

We always distinguish between confirmed data, hypotheses and estimates pending due diligence. That is what gives an institutional buyer confidence and what protects the owner in the negotiation.
