Prime real estate assets: what they are, how they are valued and where to find them in Spain

Prime is one of the most used and least defined words in real estate. For an institutional investor or a family office it does not describe a high price but a specific kind of asset: the one that keeps its value and liquidity when the cycle turns. What defines it, how it is analysed and where it is found in Spain.

What makes an asset prime

Four conditions, all at once. The first is location, which cannot be manufactured: established axes with deep demand and limited supply, such as Barrio de Salamanca, Chamberí or the Castellana in Madrid, Paseo de Gracia in Barcelona or the Golden Mile in Marbella. The second is the quality of the building: architecture, condition, efficiency and the ability to adapt to other uses without losing character.

The third is the use or the tenant. In an income-producing asset, a long lease with a solvent operator is worth as much as the square metres; in residential, what counts is demand that does not depend on a single type of buyer. The fourth is liquidity: a prime asset finds a buyer at almost any point in the cycle, because there is always capital waiting for exactly that product. An expensive asset is not necessarily prime; a prime asset is almost never cheap.

Types of prime asset

Luxury residential: apartments, penthouses and houses at the best addresses in Madrid, Barcelona, Marbella, Ibiza or Mallorca, bought for own use or as a store of value.

Whole buildings: income-producing residential, buildings to reposition or refurbish, and office-to-residential or office-to-hotel conversions in established locations.

Hotels: urban hotels in the main capitals and resorts on the coast and the islands, operating with an operator or vacant for repositioning. It is the segment where institutional capital, families and operators meet most often.

High-street retail on prime axes and fully permitted land in established areas complete the picture. In every case the question is the same: if the market cools, who would want this asset, and at what price?

How it is valued

A sophisticated investor looks at three things at once. Comparables from closed transactions, not asking prices, which in prime are often far from what is actually signed. Yield: net rent over price, and above all its sensitivity to interest rates, rent reviews and void periods. And transformation value: what planning allows and what it would cost to turn the asset into what the market wants.

Where prime is in Spain

In Madrid, the established centre (Salamanca, Chamberí, Jerónimos, Almagro, the Castellana axis) and the residential north-west (La Moraleja, La Finca, Pozuelo and Aravaca). In Barcelona, the Eixample and Paseo de Gracia, Pedralbes and Sarrià. On the coast, the Golden Mile and Sierra Blanca in Marbella, the seafront and countryside of Ibiza, and the south-west and the Tramuntana in Mallorca.

In hospitality, the capitals with business and leisure demand all year round (Madrid, Barcelona, Seville, Málaga) and the coastal and island destinations with a long season. Outside Spain we regularly work in Portugal and Italy, and in Miami in residential.

Why most of it is never published

Owners of prime assets do not want exposure: neither for it to be known that they are selling, nor viewings that lead nowhere, nor the deal being discussed in the market. That is why most of these transactions close off market, among a small number of parties, under a confidentiality agreement and with information shared only once the buyer is qualified.
